Leisure Living developed Sebago Lake Shores as a wilderness resort. The company spent a great deal of time and money building the infrastructure of the resort (i.e. horse stables, pools, tennis courts, beaches, Community Center, ferry landings, etc.). Portland Water District did not approve Leisure Living's original request to build 1500 cottages and limited the number of cottages to 750. At that point, Leisure Living filed for bankruptcy in 1976.
The island was sold to the original owners for the sum of $1.00. The owners later organized to form the Frye Island Corporation, an owner-operated community.
